Keep My Home
Can ICONIQ stop my foreclosure?
No guarantee can be made. ICONIQ can help organize your situation and direct you toward appropriate servicer, housing-counseling, or legal resources. Whether a foreclosure can be delayed, resolved, or stopped depends on the lender, court process, state law, deadlines, and facts.
Who should I contact first if I want to stay?
Contact your mortgage servicer promptly and ask about available loss-mitigation options and deadlines. You may also want a HUD-approved housing counselor and qualified foreclosure attorney.
Equity Protection
What is the Equity Protection Program?
It is ICONIQ's pre-foreclosure review for owners who may need to sell before auction. We evaluate timing, estimated market value, debt, title, property condition, and whether a voluntary market sale strategy appears feasible.
Does ICONIQ guarantee retail value?
No. Market value, buyer demand, condition, financing, title, timing, and the scheduled foreclosure sale can all affect the price and whether a transaction closes.
Will selling before foreclosure erase missed payments from my credit?
No. Prior delinquencies may remain in a consumer's credit history. A completed foreclosure is a separate event, but ICONIQ does not provide credit-repair advice or guarantee any credit outcome.
Surplus Recovery
What are foreclosure surplus funds?
Generally, they are sale proceeds remaining after amounts legally required to be paid from a foreclosure sale have been disbursed. The definition, priority rules, and claim procedure vary by jurisdiction.
Does equity before auction mean I have surplus afterward?
No. The actual auction price, debt, costs, taxes, liens, court orders, and competing claims determine whether excess proceeds exist and who may be entitled to them.
Do I need an attorney?
That depends on the jurisdiction and circumstances. Some matters require or materially benefit from legal representation, particularly when there are competing claims, probate, bankruptcy, title disputes, or court hearings.
Working With ICONIQ
Is ICONIQ a law firm or lender?
No. ICONIQ Asset Recovery is not a law firm, lender, credit-repair organization, or foreclosure-defense provider.
What happens after I submit a review?
ICONIQ reviews the information you provide and may request public records or additional documents. A submission does not create an attorney-client relationship and does not guarantee acceptance, postponement, sale, or recovery.
